Northwoods Waterfront Sale Prices Still Below Pre-Recession Highs

Northwoods waterfront unit sales in 2015 are on track to equal or exceed the previous highs of 516 and 508 units in 2006 and 2012 respectively. That's the good news. Here's the rest of the news. Unit appreciation continues to lag behind the resurgent unit sales. At the peak in 2007 the median unit sale price was $317250. As of 12 November 2015 the median sale price was $250000. That's approximately a 21% discount to the peak price. Factoring in the time cost of money and maintenance from 2007 to present, Northwoods waterfront real estate as investment grade becomes estranged from fact except let's remember Northwoods real estate is all about recreation, peace and quiet, and many times retirement. I think we can all agree its hard to put a price on these.
