35-45 Acre Parcels in Southern Vilas County

Now to the 35-45 acre vacant land market for southern Vilas county. There are currently 21 parcels in the 35-45 acre category currently on the market. The median price for these parcels is $81197. Over the past 2 years, 24 parcels of this size have sold. That equates to a burn rate of 1 parcel per month. Therefore we currently have a 21 month inventory (1 yr  and 9 months). As you can see vacant land is not a particularly liquid portion of our inventory. The median sale price/parcel for the past 2 years was $69450 and the median list price was $79950. In other words, parcels were selling for about 87% of their list price.

A 2nd home is the same rate as a primary home. A 2nd home becomes a cottage when its not suitable for year round occupancy. For example, it has to be winterized because of exposed plumbing or something like that. Northwoods Unit Sales and Prices Still Heading North

The following is year over year January sales for Vilas, Oneida, and Lincoln counties. Unit sales were up 29% and total sale volume was up 32%. The median sale price rose 2.2%. Similar to the trends from all of last year, the unit sales are soaring while the increase in sale price continues to hibernate awaiting Spring, our sellers hope.
